What Is Ejari And Why You Need To Register With It?

In Arabic, the word ejari means \”my rent.\” The name here refers to the system that facilitates every registration for every tenancy contract in Dubai. EJARI is also known as a tenancy contract or a registration of tenancy contracts. It was launched in 2007 through a Real Estate Regulatory Agency (RERA) initiative, under the provisions of “Law 26 of 2007 by RERA”. EJARI is designed to keep things fair and civil between landlords and tenants, maintaining a structured legal, regulatory system.

Typically, it is the tenant\’s responsibility to register the contract. Though it is quite rare that the landlord does the registration with EJARI, it is important for the tenant to be aware of it all.

This document is quite easily prepared at Typing Centers around the UAE and hardly takes a few minutes of your time. But what you must keep in mind is that while many of the typing centers would offer to help, not all are approved by the official EJARI site online. You can head onto their website to check the list of approved typing centers in UAE.

The primary documents you will require to complete your registration smoothly include:

  • The Emirates ID of the Tenant
  • Passport for tenants who are non-GCC countries nationals
  • Receipt of the security deposit
  • A contract for the tenancy
  • Copy of the landlord’s passport
  • Title deed for the rented property

In case you don’t have an EJARI contract you won’t be able to register any complaints with your landlord. You will also be unable to renew a residency visa or obtain them for family members. This is why you should register as soon as you start your tenancy. You can register at any time during your tenure, but it is better to get in early as problems may arise any time.
